Fire-Resistant Tile Roofing in Hesperia, CA

Hesperia Tile Roofing steers your call to a nearby tile roofer who builds Class A tile assemblies, the rating California expects on a replacement roof in a fire hazard zone.

  • Cost: guides put a tile re-roof at $7 to $25 a square foot installed; a lift and relay that only replaces the underlayment runs $0.75 to $4.
  • Timeline: most tile roofs go on in 3 to 5 days.
  • The fire layer: on a wood deck, a 72-pound mineral-surfaced cap sheet or a Class A-listed underlayment under the tile.
  • Eave and ridge: bird stops at the eaves and mortared (mudded) hip and ridge caps.

Tile doesn't burn, but the gaps under it can catch embers. A fire-rated tile roof is about closing those gaps.

Class A Tile Assemblies

Roofs are fire-rated as assemblies, not as tiles. Under the 2025 California Residential Code, clay or concrete tile on a noncombustible deck counts as Class A outright. On a wood deck with an airspace under the tile profile, the wildland code calls for a 72-pound cap sheet (ASTM D3909) or an underlayment listed as part of a Class A assembly. Hesperia's own bulletin gives "tile with a 72# minimum cap sheet underlayment" as its example. Outside the hazard zones, the code minimum for a re-roof covering more than half the roof is Class C.

Chapter 7A (WUI) Roofs in Fire Hazard Zones

Hesperia adopted the state's 2025 fire hazard maps. Wildland-urban interface (WUI) building rules started on July 22, 2025 in Very High zones and on January 1, 2026 in High zones; Moderate zones aren't covered. The city bulletin points to CBC Chapter 7A and CRC R337. In the 2025 codes, the roof rules sit in the California Wildland-Urban Interface Code, which says a roof replaced, or 50% or more replaced within 12 months, has to meet the new-construction standard. The same bulletin lists an exemption for additions or remodels to buildings built before July 1, 2008, so check your parcel and confirm the requirement with Building & Safety before you sign.

Bird Stops and Ember-Resistant Eave Details

The first course of S-tile or barrel tile leaves open "mouths" at the eave. The code wants bird stops there wherever the profile fits, so embers and debris can't blow in. Valleys get 26-gauge metal over a 36-inch strip of 72-pound cap sheet. Enclosed eave soffits need a protected underside, and CAL FIRE suggests plugging gaps around rafter tails. Our bird stop and eave closure page covers the closure options.

Ember-Resistant Vents

Attic and eave vents are one of the ways embers get inside. On buildings the wildland code covers, vents must be State Fire Marshal-listed ember-resistant models or tested to ASTM E2886. Ridge and off-ridge vents on the roof need noncombustible, corrosion-resistant mesh with openings between 1/16 and 1/8 inch. CAL FIRE notes that finer mesh can cut airflow, so a re-roof is a good time to check the attic still gets enough ventilation.

Clearing Combustible Debris From Tile

A tile roof with a valley full of dry leaves has fuel sitting on it. CAL FIRE's advice is plain: keep the roof clear, fit noncombustible gutter covers, and make sure a metal drip edge covers the gap above the gutter. On buildings the wildland code covers, gutters and downspouts must be noncombustible. Regular clearing is covered on our tile roof maintenance page.

What a Fire-Rated Tile Roof Costs in Hesperia

The fire details add materials and labor, but no cost guide prices them separately. Start from the re-roof ranges on the tile roof replacement page and the re-felt range on the underlayment replacement page, then expect the fire-zone items on top.

Ask the roofer to list the cap sheet or Class A underlayment, the bird stops, the valley metal and any vent changes as separate lines, so quotes compare line by line. Permit and fee details are on the underlayment replacement page.

Things to Know Before a Fire-Zone Re-Roof in Hesperia

  • The map changed

In 2011 the city had 715 acres of Very High zone. The 2025 maps put 15,359 acres there and rate 5,632 more as High. A house that wasn't in a zone at its last re-roof may be in one now.
  • Get the answer in writing

If Building & Safety tells you a cap sheet isn't required for your job, note who said it and when. You can still ask for the Class A build if you want the protection.
  • Cool roof rules still apply

Replacing more than half a sloped roof also brings in Title 24's cool-roof requirement; see concrete tile roofing for which colors qualify.

Frequently asked questions

Is my Hesperia home in a fire hazard zone?

Check your parcel. On the city's GeoViewer (hesperia.geoviewer.io), accept the terms, open the Development tab and turn on Fire Hazard Zones (LRA), or search your address on CAL FIRE's zone viewer. Hesperia adopted the 2025 maps, which put about 15,359 acres inside city limits in the Very High zone.

Is clay or concrete tile automatically a Class A roof?

Only on a noncombustible deck. On wood sheathing, the rating depends on the whole assembly: a 72-pound cap sheet or a Class A-listed underlayment under the tile, bird stops at the eaves, and mudded hip and ridge caps. Ask your roofer which assembly they're quoting.

Does a re-roof on an older house have to meet the fire rules?

In a fire hazard zone, a replacement roof must be Class A. The city's bulletin also lists an exemption for additions or remodels to buildings built before July 1, 2008, and it doesn't spell out how that applies to a re-roof. Before the tile is ordered, ask Hesperia Building & Safety what your address needs.
